This submission for the Parkdale Hub West Block (Block A) RFP proposed a mass timber, 100% affordable mixed-use building. The project included 171 units, including 9 replacement units, serving marginalized communities such as seniors requiring supportive services, victims of domestic violence, Indigenous Peoples, and persons with developmental challenges.

The scope of architectural services included conceptual and schematic site design, city guideline and policy evaluation, and high-level massing studies. We coordinated with multiple disciplines to develop design options informed by site conditions and program requirements. Our approach prioritized gross floor area estimates and floor area efficiency while identifying design assumptions that define development potential. The proposal utilized a hybrid structural approach consisting of a concrete podium and a lightweight mass timber tower to ensure sustainability and construction efficiency in alignment with Toronto Green Standard V4 Tier 2+.
