The Lora Bay Masters Townhomes development is an upscale residential enclave in the Town of The Blue Mountains. This 33 unit project consists of seven townhome blocks designed as a compact, landscape driven community. Our firm led a multidisciplinary consultant team through every stage from initial concept to final permits, coordinating civil, electrical, landscape, and structural disciplines. The site plan prioritizes a balance between density and openness, utilizing a network of pedestrian connections, shared green spaces, and carefully scaled building massing to integrate into the existing local fabric. By maintaining a close working relationship with the municipality, we secured site plan approval in eight months and ensured a streamlined permitting process.


The architectural character of the development uses innovative contemporary styling and articulated massing to create a unique neighborhood identity. The homes feature efficient floor plans and generous rooftop amenity spaces designed to celebrate modern family living. We utilized a palette of fine materials and colors to ensure the buildings are graceful and elegant while remaining compatible with the surrounding neighborhood. To promote a safe and pedestrian friendly environment, the design includes ample fenestration facing public areas and streets. This creates a strong visual connection between the private interiors and the public realm, fostering a sense of community and security throughout the site.

Construction was supported by a BIM first workflow which served as the single source of truth for contractors and site teams. This virtual modeling approach allowed for real time coordination, clash detection, and cost auditing, which was particularly vital during pandemic era supply disruptions. We refined the structure and cladding systems to balance performance and cost efficiency without compromising the design vision. In addition to the architectural scope, we provided interior design direction for both standard and upgraded finish packages to ensure the interior aesthetic remained consistent with the high quality exterior expression.



Sustainability and community health were core objectives for the project. The development incorporates energy efficient features, water conservation strategies, and initiatives to provide healthy indoor environments while minimizing waste. These elements align with the Town of The Blue Mountains Community Design Guidelines regarding greenfield and sustainable design. The final result is a livable, accessible, and market ready development that demonstrates our ability to manage complex teams and deliver high quality housing that meets rigorous municipal standards and market expectations.
